You declare that all your statements on this application are true and complete. By clicking submit on this online application, you represent that you have never: 1) been arrested for a felony, sex-related crime, or criminal violation involving the sale or manufacture of illegal drugs that was resolved by conviction, probation, deferred adjudication, court-ordered community supervision, or pretrial diversion; 2) been arrested for a felony, sex-related crime or criminal violation involving the sale or manufacture of illegal drugs that has not been resolved by any method.
You authorize us to verify this information through all available means, including credit reports, consumer reports and rental history reports. However, we are not required to verify or investigate any preliminary findings. If you've failed to answer any question or if you have given any false information, (1) we're entitled to reject this application, (2) retain all processing fees and deposits as liquidated damages for our time and expense, and (3) terminate any right you have to lease the bedroom, or (4) if you have signed the lease, it will be a violation of the lease. In any lawsuit relating to this application, the prevailing party is entitled to recover attorney's fees and all other costs of litigation from the losing party. We reserve the right to furnish information to consumer reporting agencies and other rental housing owners about the performance of our residents on their lease obligations. This information may be reported at any time and include both favorable and unfavorable information regarding your compliance with the Lease, the house rules, and your financial obligations.
You may, in writing, cancel the lease until seven days after the date of the application.
If you give us written notice of your cancellation on or before the Lease Cancellation Date, we will refund to you the holding fee and administrative processing fee, but not the $25 application fee. If you cancel after the Lease Cancellation Date, you will be in violation of the lease and responsible for the entire lease term. We may retain your holding fee and apply it to any amounts you owe under the lease. After the Lease Cancellation Date, we have the right to terminate the lease if, for any reason, we later reject this application or any guaranty. Applicant must also sign the Lease Agreement.
Application Agreement
It is Management’s policy to provide housing for all applicants without regard to race, color, religion, national origin, sex, familial status, or disability. Management and the owner of this apartment community are Equal Housing Opportunity providers. It is also Management’s policy to provide or allow reasonable accommodations and modifications to our rental policies and apartment community to persons with demonstrated disabilities. If applicable, the applicant or resident must provide sufficient information about the need for any such accommodation or modification and allow Management sufficient time to review and approve the same. Because the property already meets all accessibilities requirement, the cost of most modifications will be the responsibility of the applicant or resident. Applicant or resident agrees to provide or supplement information regarding any such request for accommodations or modifications promptly in writing upon Management’s request.
An application will not be considered completed and will not be processed until all of the following have been provided to us: 1) a separate application has been fully filled out and signed by you and each co-applicant, 2) an application and administrative fee has been paid to us. All are necessary for application to be considered complete.
We will notify you whether you’ve been approved within seven business days after the date we receive a completed application. Your application will be considered disapproved if we fail to notify you of your approval within seven business days after we have received a completed application. Notification may be in person or by mail or telephone unless you have requested that notification be by mail. You must not assume approval until you receive actual notice of approval.
If the deadline for signing, approving or refunding falls on a Saturday, Sunday or a state or federal holiday, the deadline will be extended to the end of the next day.
Before you submit an application, pay any application fee or security deposit, you have the right to review the rental application and Lease Contract, as well as any housing rules we have. You may also consult an attorney. These documents are binding legal documents when signed. We will not take a particular room off the market until we receive a completed application and any other required information or monies to rent that space. Additional provisions or changes may be made in the Lease Contract and agreed to in writing by all parties. You are entitled to an original of the Lease Contract after it is fully signed.
I (or We) authorize Kūlanaa’o Student Housing to verify the above information by all available means. Owner is not required to re-verify or investigate preliminary findings.
